Policies
This agreement is between Glass & Fern Co. LLC and property owners Mark A. Forry & Katelan D. Forry (collectively referred to as the “Company/Owners”) and the Renter (the professional photographer signing this contract or any other persons renting the space).
1. Renter Requirements
Rentals must be booked by a professional photographer, not by clients directly.
Renter must be aged 18 or older.
The Renter signing this agreement must be present for the full duration of the booking.
Renter is responsible for ensuring their party (clients, assistants, guests) follow all studio rules and will be responsible for the care of the studio and property while onsite.
No session may be scheduled or take place without signed Renter & Client Waivers of Liability from each client (or a parent/guardian for minors). Failure to comply will result in cancellation of the booking without refund.
2. Payments & Deposits
All rental fees must be paid in full at the time of booking to confirm a reservation.
By signing this agreement, Renter authorizes Glass & Fern Co. LLC and/or the Owners to charge their card on file for damages, cleaning fees, or overtime/overage charges without additional consent.
3. Cancellations & Rescheduling
No refunds will be issued for canceled bookings less than 1 week in advance.
Renter may reschedule once within 6 months of the original booking date with at least 24 hours’ notice. Please contact Glass & Fern Co. for rescheduling if less than 1 week in advance.
Less than 24 hours’ notice results in loss of payment with no rescheduling option.
Company/Owners are not liable for circumstances beyond their control (equipment failures, power outages, weather, acts of God, or emergencies).
Company/Owners reserve the right to cancel a booking at any time, refund payments in full, and assume no further liability.
4. Length of Use
Rental periods are pre-arranged at booking.
Time begins promptly at the scheduled start and ends promptly at the scheduled finish, including setup and cleanup.
The studio must be fully vacated, cleaned, and reset by the end of the rental.
Overtime (5 minutes over scheduled end time) will be subject to a $50 fee.
The next renter may enter at their start time, even if Renter has not vacated.
5. Studio Rules
Violation of studio rules may result in immediate termination of rental, fees, and possible ban from future use.
Please keep to the west side of the property.
No smoking, vaping, or illegal drugs.
No lewd, pornographic, or illegal activity.
No food or drink on soft furniture. Spills preventing next use may incur session fee reimbursement.
Furniture may be moved carefully, but must be returned to original placement. Lift do not drag.
Children must always be supervised by a legal guardian.
Pets welcome if leashed and supervised. Notify Company if pets will be present. Clean up after pets, keep off furniture, and prevent them from eating plants.
No glitter, confetti, or similar materials. A $150 cleaning fee applies if found.
No lit candles. Battery-operated only.
Hanging items must use removable command hooks; left hooks or wall damage incurs a $50 fee.
All guests must clean shoes before entering. Bring clean shoes to change into if necessary. No muddy, snowy, or dirty footwear inside. Don’t forget to check pets as well.
New clothing (especially denim/dark fabrics) may stain furniture. Stains will incur cleaning/replacement fees.
Do not leave dirty diapers or pet waste in studio trash — remove from property.
As a general rule, please do not handle/touch the plants. If they need to be moved, please gently handle the pot.
Please notify Company/Owners of any issues found onsite that need addressed immediately. We are happy to help!
6. Property & Environmental Notes
Renters and their guests must remain on the West side of the property, which is designated for studio use. The East side is our family’s private residence with children, pets, and daily activity. We will do our best to minimize disruptions during your rental, but occasional sounds or activity (such as mowing, landscaping, dogs, or children playing) may occur and are unavoidable.
Glass & Fern Co. is a greenhouse with clear wall panels. Lighting varies by time of day, season, and weather. Currently there is no electricity. No refunds will be issued due to lighting dissatisfaction.
The studio has no central HVAC. Portable heating/cooling units may be available, but temperatures may be colder in winter and warmer/humid in summer.
There are two unguarded bodies of water on the property: a pond and a river. No swimming or wading is permitted. Do not access or cross the bridges over the pond or river, as these areas are unsafe. Renter and their guests assume all risks related to the water features.
This is a working property with plants, water, animals, and children present. Renter assumes all related risks.
There is no restroom.
Please park in designated parking areas. Do not block garage doors.
7. Cleaning & Trash
Leave the studio and furnishings in the same condition as found.
Minimum $50 cleaning fee applies if the studio is not left clean. Cleanliness is determined at the discretion of the Company/Owners.
Items left longer than 7 days are considered abandoned.
8. Equipment & Furniture
Company/Owners provide equipment and furniture in working order but does not guarantee suitability for Renter’s purposes.
Renter may use anything in the greenhouse for photos but does so at own risk.
Report malfunctions, damage, or issues immediately. Minor damage, wear, and tear can be overlooked at the discretion of Company/Owners.
Renter is responsible for any damage to property, plants, furniture, or equipment during rental. Charges will be in line with the cost of repair or replacement of items. Charges will be placed to the card used during booking.
9. Waiver of Liability
Use of the premises and equipment is entirely at Renter’s risk. Renter agrees that Glass & Fern Co. LLC and property owners Mark A. Forry & Katelan D. Forry are not liable for any direct, indirect, incidental, or consequential damage, injury, theft, or loss to Renter, their party, or possessions.
Renter agrees to indemnify and hold harmless Glass & Fern Co. LLC, Mark A. Forry & Katelan D. Forry, their agents, representatives, and family against any claims, injuries, damages, losses, or legal fees arising from use of the premises. This expressly includes, but is not limited to, risks associated with plants, animals, uneven ground, and unguarded bodies of water located on the property.
10. Conduct
A Company/Owner representative may be present during rental.
If unsafe, illegal, negligent, or disruptive activity occurs, Company/Owners reserve the right to terminate the session without refund.
